Architectural New Home - This has been an excellent and well considered dream home of 420m2. By early collaboration between Heineke Builders Ltd and the architect, we were able to pool our collective knowledge, product use and years of project management to achieve wonderful results on this build.
The Design was commissioned to make the most of the unique narrow hilltop site and expansive views to be seen on all sides of the building. Careful thought was given to making the most of the panoramic views and to allowing indoor - outdoor flow to decking areas and patios, providing multiple places to go, depending on the direction of wind.
Materials were chosen to enhance not just the design and feel, but also the thermal properties and strength of this very high wind zone build. The goal was to be as cost effective as possible without compromising the design.
This building site was very challenging, being both steep and having narrow access. Some of the challenges were:

A long road which had to be carved up through the paddock.

Services which had to be strategically placed, in consultation with other trades.

Heavy machinery which often had to be driven up backwards to not get stuck.
-
Six large messy Macrocarpa trees which had to be removed.
-
94 truckloads of soil had to be relocated to create a flat site.

The engineers had to ensure that the piles for the house foundation were extremely deep—over 100 concrete and retaining piles up to six meters deep.

Due to the access complications, a planned pool had to be installed before the house foundations could be laid.

A deck was constructed alongside the building to jut out over the large slopping bank to give the feeling of floating or soaring.
Catherine’s interior design and project management skills were a constant support and the Heineke team’s continual focus on excellence and quality workmanship meant an amazing job was finished to a beautiful standard.
A number of bespoke items were integrated:

Custom hall panelling.

Stair banister design.
-
Special solar and lighting solutions.

Bluestone feature walls.
Chris’s skill in sourcing hard-to-find products came to the fore in finding beautiful timber for the decks and interior ceilings. They did excellent work on the exposed timber and put in personal touches in the tray ceilings with LED lighting.
Project management required keeping up with all the numerous sub-trades to produce a superior product. This included hardscaping work by the team, where retaining walls and careful levelling helped to transition the flow almost seamlessly between the house, decks, patios, steppers and driveway.
