Frequently Asked Questions
At What Stage Do I Involve A Builder?
This varies with each client. Some are willing to come up with their own plan and design; others appreciate having a builder’s expertise from the start. Experienced builders can identify high costs or specific issues with a particular design you may have in mind.
Will I Need A Building Consent?
The majority of building work requires consent. We will be able to comment you on whether your project requires a consent or could be exempt.
Do I Need A Licensed Building Practitioner (LBP)?
All building work that is deemed to be restricted building work requires a licensed building practitioner to do it. Restricted building work is everything that involves or affects the following:
-
Primary structure – for example, this work contributes to the resistance of vertical and horizontal loads such as walls, foundations, floors and roofs.
-
Weather tightness – any work done to the outside of the building to protect it from the weather or elements.
-
Design of fire safety systems – this work involves elements intended to protect people and property from fire (e.g. escape routes) in multi-unit residential buildings.
Do I Need My Builder To Be A Member Of An Association?
It is highly recommended. By using a member of NZ Certified Builders you ensure they are trade qualified and have suitable references.
Do I Get A Guarentee?
As members of NZ Certified Builders, we can offer the Halo 10 Year residential guarantee insurance. The Halo guarantee is one of the most comprehensive 10 year guarantee on the market and is tailor made for and exclusively available to NZCB
business members. It has the advantage of being independently administered outside of NZCB. In the unlikely event that something happens to Heineke Builders or NZCB, you have extra protection for your investment and continued peace of mind. Plus, if you sell your property within 10 years, the guarantee can be transferred over to the new owner.
We automatically incorporate the premium into the pricing of most of our quotes except for small jobs or commercial jobs. The Halo guarantee is applied for before the work commences on your project.
Should I Request A Fixed Price Or Charge UP?
Pricing done on a charge-up basis has the advantage of the client being charged for the time and materials expended on the project. The disadvantage is that the end price is unknown and might be more than what was budgeted for. A fixed price can give more certainty at the outset and peace of mind. It works well in new builds or projects where there is a clear project brief and the building materials, components and fixtures have been selected and decided on. However, even with fixed prices there are more than likely going to be certain “tagged” items of the build where a price can’t be confirmed until work begins, i.e. hidden rot in a wall on a renovation project.
How Can I Keep My Building Project On Budget?
Nothing will lessen the enjoyment of the building process for you more than if costs start to run high. Keeping a budget is a team effort, so a clear brief from our clients and Council consented plans from the architect will help us price exactly what you want up front. Clear decisions made in advance will help keep communication lines clean and timelines and budgets in check. This helps us help you as a client, by reducing inefficiencies, last minute changes and potential delays in obtaining sub- trades or materials for your project. We prefer to price requested and necessary changes in scope and materials prior to starting the work; this way you will know how much it will cost and won’t be surprised.
